This place is awsome!Apartments are new and large with a great view on San Bruno Mountain. Leasing staff is friendly and always helpful. Amenities are young and cool, especially theres a well-equipped gym. Events are monthly organized to gather people together. The surrounding area is safe and full of restaurants and coffee spots.Perfect for young people, families and dog-lovers!

Highly recommended!I initially started by subleasing a friends place in 2022, with the intention of staying for just three months until the end of the sublease. However, I ended up signing a long-term contract because I fell in love with the location. It offers easy access to the highway and is conveniently situated between San Francisco city and the towns in the peninsula. The neighborhood is safe, and there are plenty of interesting places to explore nearby, such as Mt. San Bruno and the beautiful bayfront parks.Moreover, the facilities in the apartment complex are outstanding. There is a spacious activity room, plenty of meeting rooms, and a large gym equipped with new and complete sets of equipment. The view from my window is also stunning, adding to the overall charm of the place.The management team has been exceptional in providing service. They are incredibly friendly, helpful, responsive, and responsible. Notably, they have put a lot of thought and effort into improving the package and delivery system, making it incredibly convenient and ensuring that no packages are lost. Reporting maintenance concerns is hassle-free, and I always receive a response within a day or two.In summary, this place is a hidden gem that Im grateful to have discovered. I genuinely enjoy living here and highly recommend it to others!

My 14-month stay at this apartment was a mixed experience. The leasing agent, Ava, was incredibly accommodating and helpful throughout our stay. Arturo, the maintenance guy, was a standout and truly exceptional in his role.Arturos dedication and professionalism significantly contributed to a positive experience. His on-point and timely responses to any maintenance issues ensured our living environment remained comfortable and hassle-free. From minor repairs to more significant issues, Arturos expertise and reliability were outstanding.However, the community manager, consistently displayed rude behavior, creating a negative aspect of our stay. Additionally, the significant $400 rent increase, despite the apartment being listed online for a lower price, felt unfair and seemed to prioritize profits through lease initiation fees.Moreover, the accumulation of unexplained service fees detracted from an otherwise potentially positive stay.

Lived here for over a year and all the staff were awesome!! Hannah was the best property manager and really goes above and beyond, She made the place feel like it had a community and Ava was always on point with any issues we had.The Maintenance team are super efficient, Arturo is always taking care of business! He’s a proper GDownsides of living here are that there are way too many white teslas and unfortunately the people who drive them.. oh and avoid the rude resident who walks around in their pajamas… bad vibes.Other than that the neighborhood is great, definitely more chill than the city and tons of great food. Would live there again if I had to be back in the bay.

I had an amazing experience living here. The building exceeded my expectations in every aspect. The staff are exceptionally friendly and cooperative, making every interaction a pleasure. One standout feature is the excellent soundproofing in the apartments; its so effective that I hardly ever heard my neighbors, giving a sense of peaceful solitude. I will genuinely miss this place.

We had a great stay at Bell South City. Leasing office keeps the apartment super clean when we moved and it has everything you need. Its located in the heart of the south San Francisco city and is close to SFO airport and a Bart station. There are also plenty of restaurants nearby.

Living here for a year. The overall experience is pretty good. The building and apartment are pretty new and clean, no smells in the corridors. The maintenance response is quick and normally fix things efficiently within the same day. There are always staff in the leasing office from Monday to Sunday to deal with your requests. The move out procedure is simple and I will update the deposit returning experience once we get them in 21 days.

Moved to this apartment earlier this year and its been excellent so far. The clubroom is a great place to host big (or small) events with friends and family. The gym is nicely equipped with treadmills, weight machines, dumbbells, and more. Packages are delivered into the secure package room and lockers. I see the staff almost every day and they are all very friendly.Outside the apartment, we are just minutes away by foot to Grand Avenue, which has a lot of restaurants, bars, and shops. And being right next to the 101 freeway makes it very convenient to commute, whether I need to go up to San Francisco, or all the way down to San Jose.

When I first looked for an apartment, I toured about 10-12 places near SF and Bell South City was my choice! Ava was the one that gave me a tour and she answered all my questions with a smile! I love my new apartment at Bell South City. It is conveniently located in downtown San Francisco, five miles from my job. The apartment is pretty large with a view of the surrounding mountains. Donnell Singleton, assistant community manager who showed me the property, has been a great host. We are lucky to find a place like the one at Bell South City. We love the view from the apartment. The complex has good lounges, as well as a gym. The buildings are just a block away from the main road. Thus the residents are spared of the traffic noise.In general, in many places, staff behaves very well before one signs the contract. However, it is seldom that you find the same behavior even after you move in. It has been very pleasant to meet all the staff smiling, willing to help, and efficiently providing required services day in and day out. Every time we requested maintenance work it was taken care of in less than an hour. The front desk staff is super efficient. Their manager comes back to handle urgent issues despite being on leave. No wonder the other staff follows the bosss example!

Great place and I loved the location and the hospitality. Everything is taken care of. The rent is a little high but that is part of the game. It is close to railway station, airport and other conveniences. Views are also amazing. Since it is close to the freeway, little bit noisy at night while sleeping, but not that bad.

Numerous times, I’ve found my parking spot occupied by another vehicle. But the property manager consistently refuses to tow away the car or solve the problem. We are asked to park on the street when my spot is taken. It makes no sense to pay for a parking spot here. The police cannot tow the car because the apartment is on private property. The property manager is unresponsive. The emergency line will tell you its not an emergency. All you end up with is to find a spot on the street and a waste of your time.

I lived here for about 1.5 years. The property is a secure, convenient, and comfy place to live, although I wish there was a pool or spa. I wanted to give a big shout out to the management team, especially Hannah, Donnell, and Ava, for always being so helpful and getting things done promptly. There was an ownership transfer of the property earlier this year, and a lot of things were messed up during that time, but I could see the current management team was doing their best to make things right, and they are also holding events for residents every couple weeks. This place would definitely be one of the top picks for an apartment in this area.

We showed up after searching for a unit outside of downtown SF, and saw this lovely complex. Freddy greeted us at the door and was happy to show us a tour of several units and the included amenities. The app designed was very user friendly to report issues and the team was on it with hours to fix them.Hospitality: Peter was amazing person. He was the one who first checked us in and has always been responsive and the person to reach out to. Lived here for about a year and loved this place at the very first beginning; left because of all the extra charges and highway noise.Things we love are the great apartment conditions (spacious and new), ameninties, safety, ok-ish management and reasonable rent renewal offer although we did not choose to stay.1. Extra charges and move out charges: rent is okay-ish but we end up paying about a lot more each month for all kinds of charges (service, fairly expensive sewage and trash etc) in addition. We’ve lived in more expensive apartments before but all charges included this is the probably the priciest and that’s why we chose to look elsewhere. Be aware of the move out charges especially — this is the ONLY apartment I stayed over the MANY that actually bills all the cleaning they do on the tentants. We returned our apartments in a very clean state (we did thorough cleaning) with very minimal and hard to notice wall stains that’s absolutely from normal wear and tear, yet they charged us 4 hours of wall painting, carpet cleaning that’s billed standard by number of bedrooms you have, and a standard full professional cleaning service. I have lived in many apartments in major cities and all of them, without exception, returns full deposit with normal wear and tear and BellSourhCity is the one where I can say we kept it in the best condition possible even compared with our previous apartments. Looking at the charges I really wish we did not take the extra effort since they charge you in full anyways. We are yet to figure out why they billed us final electricity for 2 months when we already have a bill from PE&G.2. Noise from the 101. I think the apartment windows are already very soundproof but it’s simply impossible to “mute” the 101. If you are a light sleeper don’t pick one that’s facing the highway. I’m usually okay with noise but let’s just say that my sleep improved tremendously after moving out although I sometimes miss waking up early in the morning here.I think the management was top-notch when it was still Cadence by Sares Regis (everybody from the team really made you feel at home) but tbh BellSouthCity is still managing the place well. Right after handover the communication and maintenance were bad but I think they improved a lot I guess due to some other complains. I think if you want a good management and don’t care as much about the cost this is a good apartment overall.

Hi! Newer residents here. Finding a place is very stressful and can feel overwhelming at times. Thankfully, we had a great experience from with our move in. Sasha and Peter both diligently helped us through the entire process. Both Sasha and Peter communicated efficiently in a timely manner addressing all of our concerns and questions. Cadence (the building/unit itself) feels like a hidden gem in South City. Our unit is cozy and modern with a touch of sophistication. We love the kitchen and our rooms are bigger than we probably need, but were happy to have more space having made the decision to move out of San Francisco to South City. We enjoy the neighborhood and are familiarizing ourselves with the restaurants in walking distance (which is so nice for days were too tired to cook). We feel confident about our choice and are starting to feel at home. Thanks Sasha and Peter for helping us make this happen! Cheers to our new home and new beginnings!

Update on Sept 19:Last week they informed me that the expensive unit finally reduce the price to my current unit since rent price reduce when winter approaches and ask us whether we want to move. I have forced myself to wake up at 6-7 am after 1.5 month training. I appreciate that they still remember this issue so I increase the rating.Update on Sept 3 for their reply:The team talked to us on the first day when they received our complaints - of course, I complained to them face to face. As for the discount, they plan to charge me 500 dollars to change the unit but they can waive it. It’s not the cleaning fee and they just think of this interesting item to collect as much as from their residents since residents cannot break the lease.And today, I successfully spent half an hour at the mailing room and finally figured out I lost my package.First post on Aug 25:Terrible experience!!!!!!I just moved in for 2 week and have to tolerate extreme loud noise at 6 am three times per week. The trash truck arrives really early and make huge harsh noise for half an hour to totally wake you up. Their windows are as fragile as paper and you can hear every step of trash collection.I complained to the leasing office but I did not hear back for one week, no action, no plan, no reply.I have to complain again and they said I can move to another quiet unit with 150 monthly rent increase. They don’t provide any help and the only thing they plan to do is to earn more money from their customers even I have paid 3.4K for the current unit.Well, they did provide another solution that I can move out if I am willing to pay 2 month rent to break the lease. Brilliant idea!! It’s really consistent with their leasing agreement that you still need to pay for the rent even you die.Btw, they also have a room to store all the packages and courier will deliver your package anywhere in that room. You can enjoy 20min searching there when you receive your package. Perfect design for anyone who lose job and have nothing to do.

We lived here for a complete year and I must say it’s a great experience! The apartment itself is new, stylish and clean. Their cleaning staff vacuum the hallway carpet and wipe the coffee machine / glasses in the common area pretty frequently. You will need fobs to get into the building and garage is very well secured too.The management staff are probably the best team I’ve ever met! Peter and Maher have been great to residents here. They responded fast on all our requests, showing great sense of responsibility and being professional all the time.The only thing that could be a problem is the noise from trash dumpster in the mornings. Unfortunately that’s not something the apartment could do to avoid and I totally understand that. I myself is a sensitive sleeper so it was something to me initially, but after I started using earplugs when sleeping, it’s no longer a big issue.Overall speaking, we were happy living here. Would definitely consider Cadence if we move back to the area.

I just moved into this apartment from east coast last week, did a good review research and signed the lease online. The management team is really helpful and best of all I have met till date. They made sure to answer all of my questions and gave me enough details. There are no negative review of this place and its true once in life. The apartment common area are great, the apartment itself is good and almost new construction. The walls and windows are insulted. You might hear tiny sounds of upstairs neighbors but its not that bad and audible. Parking is available for guest. This is a rare apartment in prime location with great balcony view, Im facing the Cypress Ave, on west so I get evening sunlight but its so windy in entire SF. Its bit expensive but all the ammenties make me feel good so its balanced. They also offer valet garbage collection. I would definitely recommend this apartment.

We lived in a 2 bedroom 2.5 bathroom 1300 sq ft townhome over the past 2 years. Peter, Sasha, Yana and the property management staff are stellar - the best weve ever dealt with amongst the apartment communities weve lived in. Very responsive, friendly and effective at their jobs.This is a really unique unit - you wont find anything like it in San Mateo county at this quality level and price range. Brand new when we moved in. Beautiful finishes and good build quality. We have our own door on Cypress Ave. Two floors including a huge open-concept living/dining/kitchen with powder room on the first floor and two spacious bedrooms and bathrooms on the second floor. Location is super close to restaurants on Grand Ave, groceries/shopping, and easy access to both SF (10 minutes to the Mission, 15-20 min to downtown), and the South Bay (15 min to San Mateo, 25 min to Palo Alto).The amenities in the community are awesome as well. Gym, parking and storage facilities are great. The common room will wow you - massive multi story open space with huge windows looking out onto beautiful Sign Hill in South San Francisco. A great place to host parties or bring friends. They also have a conference room (with TV) and work stations in the common room. Finally, weve loved having free electric car charging in the garage.Weve really enjoyed our time here at Cadence and wish we couldve stayed longer. Its truly a unique place to live and we hope future residents enjoy our unit!

UPDATE: This place is definitely not the same now the building has been sold to Bell Partners, Inc. Their management company is awful. Communication is horrible. What made this place great was the excellent management staff that was previously here from Sares Regis. I do not foresee living here past my lease.____________________________________________________________________This complex is an overall great place to live. It’s secure, conveniently located near the freeway and freeway exits, and has lots of street parking for guests. The amenities/community rooms are great, especially for those of us who work from home and want to leave our apartments whilst staying safe indoors during COVID restrictions. Having trash valet is awesome. The parking garage is also great and secure. The building is maintained in good order and is clean. The staff is great, friendly, and responsive. Shout outs to Maher and Peter for always being very kind, prompt, and professional. I definitely recommend anyone looking for a new place to move to check this place out!

Terrible living experience!! The air in the unit is toxic but the management refuses to take the responsibility. It refuse to prove the unit is safe to live. It just asks the tenant to prove every alternative unit in the apartment to be not safe to leave the apartment.

This review is specifically for the maintenance team of Arturo and Rafino. Our washer was having problems draining and my fiancée and I were concerned of it over flooding. Unfortunately this was happening on a weekend after hours and after making a call with the emergency hotline, Arturo showed up to our apartment promptly within the next 15 min to assess the situation. Unfortunately it was not something that was able to be fixed immediately, but Arturo was at least able to run a diagnostic and turn off our washer to prevent it from getting worse. A couple of days later, Arturo and Rafino were able to maintenance the washer and fix the pump in a quick and timely manner. Mariah and I appreciate you guys very much, thank you again!
