Diverse Asian strip mall. Only place near me without going south to San Jose, etcNov. 11, 2022 update. Went here to meet the family to eat some Pho at Pho Saigon II. Waked around the mall and was sad to see so many empty shops and restaurants. The only thing new there was a couple restaurant, one called HK Cafe and a noodle restaurant which i think is called Fresh Noodle.July 22, 2023 update. Seems like a couple new restaurants are about to open. There is a new beverage shop that serves lemonade?
A great Asian mall. Its got a super convenient location close to the freeway. The selection of restaurants here is great, though there does seem to be a bit of turnover (even prepandemic I noticed this). The 99 Ranch here is super reliable, as usual.

Until the pandemic this was a bustling hub for Asian businesses, from a wide variety of restaurants to a Chinese pharmacy and more. The restaurants are slowly making a comeback. The anchor tenant, however, is the Asian Ranch 99 grocery store, a veritable treasure hunt for Oriental foods and seasonings. Their produce section alone puts generic supermarkets to shame with variety, and there are aisles dedicated to products from different cultural cuisines. Its hard to shop there without getting something tasty from the Chinese deli. Some favorites include their turnip cake (with shrimp), available in packages much more cost effective than going out for dim sum, and their selection of kimchi is unreal! Prices are quite reasonable, often better than mainstream stores.
Missed Pork Brain buy during 3 times visit please have it make me waist gas.
I love 99 Ranch, it smells but I can always get good prices on fresh sea food. Chicken is cheaper than the grocery stores.
This mall is dying unfortunately, quickly turning into the next Hilltop. Which sucks because this was like my favorite place to go in throughout middle and high school. Ranch 99 is still here, as well as hong kong treats, the candy store, and the gift shop! But other than a few random restaurants, the mall is really barren. Still love coming here, but its pretty depressing now.
My favorite ranch 99 store. I used to go this one when there is no branch in Sacramento. On my way back to Sacramento from SF, still feel this plaza is way better than the one in Sacramento. Hope more Taiwanese supermarket can come to Sacramento.
There are a lot of new restaurants coming into this mall. But walking around, seeing empty shops was not encouraging at the current time. Happily, some of the old ones are still there. The hardest part is finding a parking space any time after 10:30am.

Great place! Love the bakery. Inside the grocery store there is hot food this place has some great pork buns my fav. We always come here for our pho soup there is a little did you place around the corner by the bathroom not next to you but across from they serve some of the best suits I have had anywhere and they are cheap for huge portions,my son loves the candy shop here they have EVERYTHING.
This Mall is really good for the Asian market. I should say Asian supermarket. My girlfriend and I mainly go for Golden Island Massage and its awesome. They also have a cannabis dispensary so thats and added bonus if youre into that. The restaurant we tried was very yummy. All around a fun experience.
99 Ranch, Sheng Kee Bakery are the two places I always visit when in town. There is a lot of turnover here, but love that there is a place to get Asian stuff so easily, whether to go or not. Just a bit run down over the years.
A mall that has everything that you may need to cook traditional Asian style food -- from Ranch 99 to the other restaurants that dot the place. The rest of the stores do not bring as much traffic in as the restaurants and Ranch 99 does.The only compliant is the lack of parking. If you decide to come during the weekends of peak hour dining, then you might be searching for parking for at least 10 minutes before you can find one. Unfortunately, there doesnt seem to be any plans to remedy this solution. The mall is popular because its just off of the freeway for easy vehicle access.
This is a great little mall. So many nice shops and a great grocery store. Very safe too, there is always security out front. Come here and get dim sum, pho, karaoke, pastries, imported trinkets, fine teas, and more!
Have an anchor grocery shop, Ranch99 convenient esp for people looking for Asian grocery. Especially good fish counter; no fishy smell. Pretty good bakery with Japanese and Taiwanese bakery. Convenient fast oriental food such as Vietnamese pho (noodle).
Remains, the go too place for Asian groceries, products and good Asian food if you live in the east bay, specifically the Richmond all the way to El Cerrito area.Otherwise, you have to travel to Oakland, or San Francisco, or Vallejo to find that much diverse Asian offerings.Ranch 99 Supermarket, is the anchor of this Asian themed mall.Daimo, is just outside.Daimo, is a little expensive now, but the quality remains the same.
Theres parking and a few interesting shops but one store was kind of racist towards my black friend (and Im Asian). So not cool. I felt bad for him. He asked if they have reishi tea and the shop lady said no but when we left we saw it hiding in a corner of the store. She didnt even bother looking ! That is one good way NOT to get my business !

Leave your windows rolled down and your valuables in the trunk of your car and youll be fine. Lots of smash and grabs targeting bags and backpacks and electronics in this parking lot. Low security presence and criminals are aware of this. This mall is a soft target just look at the glass on the ground. 5 stars because i work for a glass company and most of our business comes from here.
The parking is plenty but the drivers are horrible - they dont follow 4 way stop or not courteous at all. They dont stop when they needed to. Very pushy as well. When youre backing up, the incoming traffic doesnt give way. They will drive fast instead. Beware on driving aspect. However, this place has other decent shops and places to eat. Dont leave valuable items in your car or it will get stolen and your vehicle will get vandalized. The shoppers at Ranch 99 are rude including the workers. The shoppers will run you over or smash your finger with the cart and dont acknowledge it or apologize. They are already at fault and yet they will give you that death look 😕 lol.
Always stop by if I have the chance for the Ranch 99 Market inside or the authentic Asian goods inside the plaza. They have an awesome bakery inside with (Japanese and Chinese) pastries! Oh, the beauty store Face Shop!
This used to be a great mall to go see, buy groceries, meats, eat, get a massage or get natural meds. But unfortunatelly after pandemic, many of tgeir great stores had closed. But still a good place.
A good variety of Asian restaurants, from Korean to Chinese, and the Ranch 99 grocery market with large variety of Asian groceries. Make sure to hide your belongings or take it in with you if you decide to come here. There are very frequent break-ins even during the day with the security guards.
Parking spaces way too small, people are careless with their carts; yes this is my advice, park away from most if you can hoof it. Plus side, good security and great Asian food selection.
I only go to two places here regularly, but there seems to be something for everyone. For the fastest pho in town, pho Saigon 2 is perfect. Ranch 99 market is good for all those hard to find things. Asian Pearl is really good food, but a little pricey. Ive been to two other Chinese restaurants here and theyre pretty good, but I dont remember their names.

Cool little Asian Market Mall type Plaza they have a lot of little random Asian stores in there from Filipino style food to Korean BBQ ramen noodle shops and Even pho. they also have a lot of little stores that sell loose tea, drinks, and a variety of Asian candies and their 99 Cent Store was pretty spectacular I was really impressed I will definitely be heading back to shop some more
This is a fantastic place to go generally, and the grocery store is no exception. They also have a cricket cellular store in case you need some help with your phone on Cricket service. The grocery has a lot of of food items from a variety of Asian countries and items to make food from those countrys. Very much recommended!
I go here often BUT today the sent me home with a clawless crab and that is like paying for shell and waste. We pay for the shell and waste to get the meat. I WAS SERIOUSLY HORNSWAGGLED!
Not so great. People are always rude to me when I go to the market. The very best thing about it was 7 Stars Dispensary... but new management is forcing them out despite legalization - so this marks my last trip there. No need for such a cold, unwelcoming place that takes a medical resource away from the community.

I usually just go to the grocery store. It has fresh vegetables of the Asian kind. The hot food offers are the reason for the huge crowds. The cashier allows the customer to stuff all they can into a styrofoam container provided by the market.The other stores in the mall included bakery and restaurants I like the Vietnamese coffee
A great supermarket for Asian Foods, with good prices and great variety, seems to be the anchor tenant, but there are also several interesting low-key Vietnamese and Chinese restaurants as well. Lots of parking, and close to the Central Ave on ramp to Hwy 80.
Not like it was years ago. 99 Ranch Market if good, but other than groceries... the restaurant choices arent as good. Hopeful once were past this Covid stuff, itll get better.
Renewed vibrance. Recently improved maintenance (no more bad smells), and almost full occupancy made a huge difference. Saw quite a few newer noodles and ramen eateries that look pretty good. Would be fun to try them out.
Love this place, they have everything. Its like a miniature China Town crossed with Japan Town plus a shopping center. If you want a massage, they got you covered. If you want to go grocery shopping for exotic foods you Gucci. If you want to eat Asian food there plenty of restaurants to choose from, dimsum, lao, sizchuan, japanese and bakeries. Parking is easy and theres also random stuff like electronics or karaoke.
This is a great mall. Grabbed some groceries at 99 Ranch last night. Saw cops around a car with a bashed-out window in the parking lot. Otherwise, it feels pretty safe and theres great food selection inside.

One of my absolute favorite places to shop and eat. It has a well-stacked 99 Ranch grocery store, multiple stops for boba tea, an amazing sushi restaurant, a Chinese herbal store, and some fun novelty spots too.
Sheng Kee, Hong Kong Snack Shop, Ranch 99 and all the other places here make Pacific East an awesome place to go if you are in the area!Its my daily lunch spot, and its a pretty good one :)4 stars because several shops are closed for now. :(

Has good Asian food and groceries, but security here is not great. My car got broken into along with 2 others. The Police Officer on my case said it happens a lot in that parking lot.
I try to avoid this place as much as I can. The staff and customers are RUDE! During holidays & the weekends its packed and hard to find a parking. The grocery store inside usually has a good variety of seafood and products hard to find else where.
I ordered Seafood soup with Pho noodles.At the M1 Southeast Asian Eatery Restaurant in the Mall ( Suite B101)Make sure they give you some seafood.They will skimp on the ingrediants.Make sure you have cash..They will take credit card if you bill is over $20.00.Staff has NO customer service skills-strictly get them in and get them out.
Great plaza. Has all your typical mediocre asian food / restaurants and ranch 99 market. Dim sim @ Asian Pearl. Tea ren ( prem quality asian tea store) apple green tea is legit. Bobba milk tea shop on the back side entrance of the plaza. Sushi. Pho. Chinese.
Pretty nifty place but its turning more into a food court; theres more restaurants here than any other businesses.Use caution when you park as auto burglary happens quite frequently.

I love this place! I somehow end up here at least once a week. Though the dining and shopping selection is some of the best in the Bay, I end up spending most of my time at the claw machines set up throughout the mall.
Always feels very dirty. Love the cheap massage place on second floor. Even that can smell funny but $28 for a hour massage, I put up with it.
If it wasnt for the nicely remodeled 99 Ranch Market (e.g. as compared to the Skyline Plaza location), there really isnt much reason to come here. The mall always feels very dead, and most of the stores are not particularly noteworthy. I guess, its nice that Shen Kee has a location here, but then, there are plenty of those all over the Bay Area already.
Its cool I personally go there just to get my seafood from the supermarket.. The phõ spot inside was pretty good but the utensils was kinda dirty.. The bakery kinda whack in there..
Parking lot is extremely full. The 99 ranch plaza has all the essentials. And great to stop by the Chinese bakery and boba tea places for a quick snack.
This place is interesting has all kinds of little shops plus a huge grocery store where you can get lots of fresh seafood they have tanks for the seafood and other delicious meat they have a whole variety of ultra thin sliced which is really good with panko fried also you can get $45 hour long massages upstairs and $25 hour massages for your feet plus they have one of the best cannabis clubs upstairs all of the items are displayed outside of a cabinet so its like youre really shopping in a small convenience store you can see everything and look at the packaging I highly recommend going to this place at least once if youre in the Bay Area visiting
5 🌟 for two reasons. Ranch 99 the best Asian store around comma and Sichuan Fusion comma the best Szechuan Restaurant in the East Bay. Other good places to eat there as well. I stopped by every time I go through El Cerrito.
50% of the shops are always closed, and the great floral guy is gone but 99 Ranch is a great Asian Supermarket....even though pushing the cart around those aisles makes me want to punch somebody.
Overcrowded, the managers do nothing to mitigate crowding. At times when all cashier lanes are open you are millimeters from the next person. This location is a potential Covid outbreak and I would reccomend you go to Oakland Chinatown instead.
Come here for the dim sum right at the entrance. Amazing quality cause you know when many people bring their families here for it! Usually crowded but quick service so you wont have to wait long.
Ranch 99 is the center of activity. This place carries a large selection of seafood, vegetables, and exotic mushrooms. They will also fry your fish for you as well.
99 Ranch, Kamza Sushi Palace, Daimo, Sichuan Fusion, 85832 boba tea places, Korean food, Vietnamese food, a really random Peruvian bar place I havent ever stepped inside of, and a bunch of other cool places are here. This mall is best mall.
One of my old favorites. You can find all cooking ingredients, fresh fish and fun desserts. Theres also a hot deli counter. I think its cash only.
While the asian experience is awesome, the mall was bought out by new owners in April 2018. Instead of honoring the agreements with all of the previous tenants, they had what appeared to be, any non-asian tenants, vacate.
You can find good Chinese food here. They have a Market, beauty shops, lots of restaurants, massage place, and which my kids loved more is the Tapioca tea shop, good quality good service.
We always come here for Ranch 99 (maybe the closest Oriental store from Berkeley) and get some baked goods from nearby Sheng Kee, ramen from Isshin Ramen, and tea from numerous boba places around. 3 stars because its still a work in progress, theres a few empty stalls around.
Small Asian mall anchored by the 99 ranch Taiwanese supermarket chain. There are assorted small shops and restaurants inside that serve boba, cell phones, pho, sushi, etc. During boom times this mall feels bustling. During down times this mall feels like a ghost town. Other than to get your food necessities and cravings filled, there is no good reason to come here. It is not a primary destination place of interest. Inside, the decor is extremely dated and bland. It reeks of cheapness: which is fine because the people that come here are working class people looking for stuff that wont break your budget. However, it certainly doesnt make your experience pop. Somehow, the design feels like a 1970s cubicle hallway: stripped of life, identity, or vibrancy.
This is actually a Chinese center with one big food store and several Chinese restaurants around. I haven’t been to any so I don’t know what the food is like, and otherwise I love Chinese cuisine.
My usual place for chinese grocery (99 ranch) and some good restaurants. the restroom is at the far back, which is a bit inconvenient though. also usually very bad phone signals here.

An excellent mall to pick up your Asian spices in food stuffs. Upstairs theres a deep tissue massage place where though you will come out with bruises its good.
A lot of different Asian restaurants to choose from, a grocery store (ranch 99) which has a lot of Asian produce, candy shop, a karaoke bar, and a hookah bar. Theres a lot of parking and security that walks around. The bathrooms could be cleaner though.

A place to find various food products from Asia. The grocery store inside the Pacific East Mall sells fresh vegetables, fruits, and fish. Instant noodles from Korea, Japan, Hong Kong, Thailand, Malaysia, Philippines, and Indonesia can be purchased at the grocery store. Various ethnic Asian restaurants are available inside the Pacific East Mall. There is also a dentist office there which the doctor can speak Chinese.
I love Ranch 99 store excellent Asian food options, I also frequent the Candy Box Store.Good for Asian Novelty treats etc.
This shopping center is like a small Chinatown that is anchored by a 99 Ranch grocery store and has a bunch of Asian restaurants to choose from. There are several health themed stores with boba drink shops as well.

Need to clean, spruce up place more. Back area were recycling containers stand there is sewage pipe leaking. I have noticed discharge 3 weeks ago and the cleaning/ repair crews have not done the necessary repairs.
Great supermarket and a few other stores and restaurants. Beware of smash-and-grab thefts from cars, however. I saw two victims on sunny Sunday afternoon.
I love perusing this place. There are some good eateries, a great shop for novelty items like Studio Gibli trinkets and stuffies, Monchichis, and more. And a huge market stocked with everything you can imagine!

There is no way to social distance in the ranch 99 the isles are so packed with merchandise that a wheel chair has NO WAY OF MAKING IT AROUND THE ENDCAPS.I was part of retail for many years and the county and state came in to regulate things like this, why haven’t they been to pacific East mall RANCH 99

This mall is kind of dingy. My Chinese wife likes Ranch 99 for all of her Asian goods, but we much prefer going to Daly City.
This shopping center looks quite clean, but many stores dont accept credit card, so bring cash just in cash. You might want to stop by 99 Ranch for some grocery shopping.

People are so rude here. I dont know if its a cultural thing or not but what I do know is that they are very rude here, I have told everyone one of my friends to avoid this place and shop in Oaklands Chinatown instead which turns out is much cheaper comparatively.

99 Ranch Asian market is like the other string of franchise markets. The only difference i saw was that i had to enter a large hallway with shops on both sides b4 i arrived at 99 ranch.

Other than the 99 Ranch there, this place isnt all that lively and feels a little depressing. Some of the restaurants are pretty good though. Stop by if youre in the area.

The orchid vendor is gone which is a huge bummer. I usually come here to go to Ranch 99 but you need to come early as the parking lot is insane. There isnt enough parking to sustain all the businesses in and around the mall.

Several small stores closed due to Covid … Ten Ren Teas and Boba/Drink Shop along with o few others.
Very fun place to shop and eat.
This place is almost desolate. Asian supermarket is still open and a coffee shop on the other side. Sprint store is open still.
Has lots of good food and a nice walk afterwards. Smoothies and candy are a great dessert.
My favorite place for all my specialty cooking needs. Visit the bakery for fresh baked coconut bread .. delicious!
There is a Kaoru sushi restaurant is the bad the worst restaurant in the bay area employees not nice not helpful with customers i dont like this place

It was pretty much dead. Many shop fronts were closed even the restaurants were closed. It used to be vibrant. No longer.

Dont try and call there very rude and dont help at all had me on hold for 20 to 30 mins and I called three times and all three times the same and still didnt tell me if they had the shrimp are not poor service

From high-end luxury brands to affordable boutiques, this place offers a diverse range of shopping options. The atmosphere is vibrant and inviting, with beautiful decor and a clean environment. The staff were friendly and knowledgeable, providing excellent assistance throughout my visit. I left with bags full of great finds and a smile on my face.
