Im not a huge fan of every property being the same color and similar model. But the homes I have been inside of are really nice and well built. Large and roomy with high ceilings. Lots of storage. The clubhouse has great facilities. The golf course is nice. It feels sort of isolated but almost everything you would need is right outside the complex. Great for a senior with limited transportation. I never considered living in Banning but I could live here comfortably

SunLakes 55+ community is one of the best places for seniors to live, it’s a well hidden gem in the desert area. There are so many clubs and activities to choose from, plus we have shopping centers and restaurants very close to us. The weather here is simply amazing all year round, in summertime we are about 20+ degrees cooler than Palm Springs, and we are just 30 minutes away. SunLakes is an amazing place to live and retire to enjoy peace and love for the sunset of your life.
I just purchase a lovey home here January 2023. Althought the residents here mostly are friendly and comply with the CCRs there are a few misfits that do not belong. Problem, HOA will do absolutly NOTHING to help with the situation. Not acceptable!

Beautiful 55 and over place for those who are retired. 4 pools, 3 fitness centers, a library and golf courses! However, do not move here if you still need to work and have 2 large vehicles. They have a regulation that requires you park your vehicles in the garage from midnight to 6am. You are not allowed to park in your own driveway. They also do not offer any other alternatives to parking. Not following regulations results in fines and possibly loosing your right to drive your vehicle in the gated community. The board of directors do not care if both your vehicles are so tight that once you park them in the garage you can not get out the vehicle doors. It was suggested I park my least used vehicle somewhere else outside the gated area. They do not care that some couples still work and need both their vehicles on a daily basis. They do not care if they are making it hard for you to get to work by having to store your vehicle elsewhere. They do not care if they are hampering your ability to earn a living. Everything is great here except the crazy parking rule.

Wonderful well kept and secure gated community. My blind lady friend lives here alone and gets around to pool the gym and the clubhouse just fine on her own. Most everything you would ever want is within a five minute drive. My only complaint is the guest line at the entry gate. It can be a long wait at times, especially on holidays. I appreciate the security but it seems they could look into ways of streamlining things a bit.
The CC Food is very average as is the service. My sister in law has been a resident in Sun Lakes since 2018. Her car was stolen Dec 29th 2022. It was parked inside her garage!

Forget it. Soon to be strangled by the building of a super sized warehouse directly opposite the entry way to sun lakes. Air pollution will replace good air. Traffic will be total gridlock as It is today. Houses that sold recently for $500,000 are now being sold for half that price. You are charged for everything. Golfing charges are outrageous. There are no decent stores there from grocery to department stores. Just fast food places. Restaurants dont exist other than at the local casino. Be prepared for hillbilly city. Just cheap stores. The utilities are owned by the city and are high. They are into gouging for these services. Be careful when buying any house in banning -Beaumont. It isnt like its glossy PR brochures. It is not as safe as reported it is just not reported.
This property has it all, activities, live bands, comedy shows, tuesday night Bingo, 4 swimming pools, a lounge, a bar on the verandah, a business casual upscale restaurant thats open for dinner and the separate dinning room called the sand wedge thats open for breakfast and lunch dress attire is golf coarse casual.
We have in sun lakes for 22 years. Now it is time to move to an assisted living for myself and memory care for my husband. We really enjoyed our 22 years in sun lakes. Until elderly age caught up with us. Live every day to the fullest. Paul and carole weamire

Quiet, well maintained and friendly. Both golf courses are challenging and groomed with care. Club offers many differ opportunities to meet new people. Gym facility is small though. Restaurant and bar compliment the clubhouse nicely. Only downside, theres not a lot of variety amongst the homes. Off white with red tile roofs is your only choice. No overall driveway parking allowed however it does lend a neatness and uncluttered look to the streets. All in all Sun Lakes is comfortable and safe place to live.
Sun lakes is such a nice community! The staff are all professional and friendly. Especially the security staff, officer Robert at the main gate is always so friendly and professional! I would recommend Sunlakes to anyone over 55 looking to buy a home where they can feel safe and secure!
Was very clean and everyones yards where meticulous. Had a couple beautiful lakes and the landscaping was great. Just a really well kept neighborhood and u could tell the people cared about where they lived and their homes.

I love my beautiful home and my neighbors are very nice. My husband and I have been living there for 6 months I recently had an operation I needed to park my car in my driveway for a month I wrote a letter and sent a copy of my doctors letter to the Board I couldnt believe that they rejected it. I guess they think that they are GOD!!!! if I could do it all over again I wouldnt buy a home here too many rules.
Overall place is beautiful and very well kept. if you enjoy the sport of golfing its beautiful. Also has lots of clubs Gym, Heated indoor pool, Bar, Restaurant, Crafts, library, etc. I wouldnt live there because reason of NOT being able to park your car in the driveway or in front of your own house, even down any street, they wont tolerate it.. Then if you dont have your own lawn cut at a certain height you get a ticket, and you cant put more than a few statues on YOUR PROPERTY in front yard. You cant even put up a cross, its worse than living on a base in the military.. The process of them taking your $$$ money is Not the PROBLEM, its theB/S ~ rules how they control how you live, who can stay over to visit, its B/S ~that your own family or friends have to request a 2 or 3 days visit pass EVERY 2 to 3 days for permit to come visit you, just to park any vehicle in your OWN DRIVEWAY OF YOUR HOUSE!!!!!!!

It’s well maintained and well run very nice community and the area overall is growing and getting bigger/better every day. It’s such a value to be able to buy a home in Southern California with low property taxes, low HOA fees, and most homes are $250,000 - $350,000

LOVE living here! Very active 55+, gated community. Beautiful homes and condos with price ranges suited for any buyer. Loads of activities, clubs, outings and entertainment. Restaurant and bar onsite. Golf courses, tennis courts and gyms. What more could you ask for?
The administration staff seems to think that the residents work for them. They do not answer the office phones or return left messages. The club house is well staffed but the quality of the food is mediocre at best.
Its a beautiful place. People are friendly and l went to a Christmas Tree Lighting Ceremony. Such talented people in Sunlakes and also the Dance Spectrum young ladies are great too! A beautiful night, but very cold!
This is a beautiful, well planned, gated community for 55 years old and older. The homes are nicely maintained. The facilities including golf course, dining, swimming pools, tennis courts and many more are above par. This is a wonderful community.
This is not exactly my cup of tea, but its a great place for people to retire who enjoy this sort of thing. Progressive Care. Great restaurant. Nice swimming pool. A golf course, extensive. Great views. Many Many Many activities. Friendly Friendly people. Much cheaper than competition.

It is a real nice place to live if you are retired, but the people are unfriendly if they dont know you and the HOA is expensive and I understand they go up every year. The golf courses are well maintained by Sun Lakes, they also have a private company that takes care of the rest of the Country Club, that do a poor job of keeping it clean.
Both food and service was very good, our waitress was very busy, as she was also having to service in the large hall that had a large gathering, yet she was very attentive to our needs, and several other tables in the dinning room. In addition, she was most pleasant!
My mother in law lives in the community and we ate at the clubhouse restaurant for mothers day. Service was great and and they were wonderful with my nephews and my niece sadly my little 4 month old daughter was asleep and missed out on the fun. Thank you so much for the wonderful dinner
Very nice entry way, well maintained and clean. Has alot of activities at the club house. The food at the restaurant did not live up to expectations. Over all I would still recommend living there.
This is a beautiful 55+ active adult retirement community! It is technically in Banning, California, which allows for lower property taxes by Beaumont standards, but its still located right on Highland Springs Ave and considered a big part of the Beaumont and Pass Area community. The community has 36 holes of golf for their residents and their guests, along with tons of other amenities and activities! Weve sold quite a few homes in Sun Lakes. Be sure you are aware of their by-laws and HOA rules and regulations before you purchase so you know what you are getting into. They keep a tight ship! But its a great place to live!
Peaceful. Feels safe. As a single girl who has lived in scary cities (Oakland, san bernardino), I needed safety. Plus I had my mom. I could not allow her to roam around in her walker anywhere else.

This is suppose to be a 55+ community which is just what we were looking for. Imagine our surprise when neighbors moved in with their children and GRANDCHILDREN. The governing board has done nothing about the situation. What a disappointment!!! Dont move here if you are looking for a 55+ community.

This is a gated community for senior. Very pretty community. Ive been going there for ovet 10 years. My opinion the HOA is way way out of site. There are so many homes in this community that their HOA could be alot less. Theyll give you a dozen reason to justify the cost of His. If you dont mind high His cost you will be happy there. Im sorry thats my opinion.
I’ve lived here for 10 years and I finally came to the conclusion that The homeowners have all kinds of rules and regulations that they have to abide by but the so-called caregivers a lot of them are losers and move in with grandma no rules or regulations for them, this guy across the street from me as a pesticide truck and termite poison on the back window of his truck he parked it there every night after he gets off work, real caregiver?
Great place, love the grounds, bueatiful all the grass, on the course. But I hear water wise dirt and bushes are coming.Update: New landscaping is starting. Will be bueatiful again, when it fills in.
Loved the pot pie. It was so good and filled me up. I ended up taking some home. It was amazing the the service was great, the people were polite and respectful. I recommend this restaurant.

Had breakfast with resident at the main clubhouse. Food and service are always excellent. Really one of the better run 55+ communities in the Pass area.
Although this place is a very tranquil place for elders, they are not very open to kids. So it is somewhat difficult to bring your grandchildren over at times if they want to play with their scooters (or outside in general) and what not.
I went to the club house for dinnerThe ppl that work there are great so help full kind and they make you fill welcomed. But the people that live in that lil community are racist they are still living like the 3040 they try to tell me take my hat off. And the looks they where giving me. I felt like I was in a movie then I look over and see 2 other gentmen with hats on racist old ppl live here beware Mexicans.
Nice folks one suggestion could they keep the grill open till 9 pm . I wanted to eat but closed kitchen down plus the waitress need to serve the table in the stage room.
They need much better lighting at night. This is a senior complex. The low lighting is a hazard and major liability to home owners and guests.

Im a 17 yr resident of Sun Lakes,our restaurant has always had a problem with consistency.Youre not always sure youll get the same item you ordered last week this week.I will say the wait staff is very good a welcome improvement.

Very upset about the lines to get in sun lakes to visit my parents only one entrance open they have over 4,000 homes and one guard to check in 2years ago never had that problem i worry abour my parents if they fall im only a few minutes from them but worry about the lanes if anything should happen to them it can take over 30min to get in on weekend

2023-07-11 00:20:46This place is an absolute joke. The HOA thinks its a dictatorship. They literally try to fine you for anything. Idk how this place could possibly have anything over a 1 star. The security is an absolute joke as well. All the individual people that work for the hoa have a condescending holier-than-thou attitude. The constant harassment of there community members is ridiculous. Please avoid moving or even visiting this place.

2023-08-25 06:21:53This place is generally welcoming and pleasant, with friendly individuals all around except for an unfortunate experience with Karrin Turner, who operates the main gate.As a prospective home buyer, my visits involved coordinating with city and utility inspectors. Every single time, despite having both my agent and the seller communicate in advance to have my name included, Ms. Turner consistently treated me with suspicion, particularly due to my Asian background.Today she even went as far as refusing entry to my electrical inspector (he is also an asian), despite the sellers pre-approval for him to be on the list. I was forced to instruct my inspector to park in Marshall nearby, so I could collect and escort him onto the premises.Its clear that Karrin Turner is ill-suited for her role, or any professional position, given her biased mindset and unprofessional demeanor. Another complaint letter will be sent to the HOA office to right this wrong.

2023-03-17 06:36:14Its a nice community for retired people or over 55 and love golf, pickleball, tennis, club house with good food seated restaurant and bar. My dad has lived here for 25 years and he has enjoyed his homes as he transitioned into down sizing and his life required smaller homes.
