Our first time here, even though we came close to closing time the food was really good. The young lady who greeted us and seated us was very friendly and patient. Took home a lot of food but it didnt go to waste. Im definitely coming back.

MandarinWe were excited to try the new restaurant, White Peony, formerly known as Mandarin Villa. The interior of this restaurant has been completely to fit the new establishment.Fortunately, the original Chef Mark who prepared dishes for the Chinese Emeror and was featured in the Tracy Press has returned! His dishes were famous with locals.The restaurant was always crowded, especially on weekends. When the original owner left, so did the chef! The food suffered and wasnt the same and eventually the customers disappeared as well. The chef remembered me and I thanked him and told him that we missed his dishes!Our meal (sweet & sour pork, shrimp fried rice, beef chow fun, garlic eggplant, and salt & pepperpork chops) was well prepared and prepared just like I remembered over a decade ago. For anyone who havent tried authentic Chinese style dishes, you dont know what your missing. In closing, you wont regret dining here.

The best in town! Food never disappoints. Have been coming here over 5 years and its always just as good as the first time. Im a big fan of the house special chow mein and bbq pork fried rice. Not to mention the best orange chicken! I know sounds basic, but its all so flavorful! Thank you mandarin villa for being so good!

White Peonies is a fantastic new restaurant.We think it is similar to Uncle Yu’s in Livermore. It’s where Mandarin Villa was but the place has changed all to the better! Finally, Tracy has a high-end Chinese food restaurant. Everything we ordered was fantastic. Light and fresh and presented well. Highly recommend the Egg rolls, Sizzling beef and General Tso’s chicken.We will be back.

This is our second time ordering food from this place. The food is delicious. My favorites are sweet & sour pork and salt & pepper spareribs. The sweetness in sweet & sour pork is just right. The salt & pepper spareribs is crunchy and not too spicy. Fast take-out service. Friendly staff. Well definitely come back here again when were in the area.

We stopped at Mandarin Villa for a quick dinner on a Friday night on our way to Kirkwood. The service was friendly, professional, and efficient. We picked a few vegan options from the menu and all the food was fresh and tasty. The decor was beautiful and prices reasonable. We truly enjoyed this cute little restaurant.

Fried was wasn’t even fried and 0 seasoning. Lemon chicken was absolutely horrible, sickenly sweet even the kids wouldn’t eat it. Sweet and sour pork & chow mein was OK. Way over priced for this quality

Place was fairly clean, but something that bothered me was when we didnt order soup, the waitress took the spoons off the table and put them back in the pile for other customers, which is out in the open. (Not that we did anything to the spoons, but ewww, someone else could have)Food was okay at best. Nothing exciting. Had a slight fish taste to the cashew chicken.Not one if my higher reviews and likely not going back.

Just ate here and had the Braised Tofu and and an order of Vegetable fried rice and ordered the Sesame Chicken.. It was absolutely delicious!! Yum Yum Yum!! Great food and service!! Definitely coming back! 😊

My family and I just moved to Tracy and we wanted to try a Chinese food restaurant, this was the first one that popped up. We had a family special and the food was amazing! Really recommend! Also there pot stickers are homemade and always made fresh would really recommend you to try an order if you ever try that place!

Great, friendly service! Our group ordered many family style tasty dishes we shared. Decor out-dated, however, they look they are attemping to remodel-update their bathrooms. Kids will love their pet turtle in the entry. Super friendly staff.

We have been going to this restaurant for a long time. Last time we went which was 6/25/2020 the food was not very good. The pineapple in the sweet and sour was bad. Mongolian beef tasted like fish. The BBQ pork fried rice had no flavor. Pot stickers were not that great either. I dont like to write bad reviews but this was horrible

Contrary to what Google Maps states, the place is open but under new management. The food is definitely improved over what was being thrown down during the transition period that occurred when the original owners left this location and closed the Express location down the street sometime in the past 12 months or so. This is the first time I had been back since the transition period and the place was rather deserted considering it was a Friday evening. Though the food is much better, it is way more expensive. The menu also doesnt denote what entrees have heat; at least it wasnt obvious to me.Yes, I will return again to try other entrees.

We went for lunch last Sunday with my family an old lady at front ask us can I help you?it was hardly anybody there🙃 so we went in anyway they give us the menu almost fell apart in our hands.And when they serve us it was tiny bit of food and I thought we order too much. So my wife say ask the the old lady is this the only hot sauce you have she responded with an attitude yes is the only one daring herThe food was horrible and very littleWe ended taking it home I not coming back again ....

Ive been to many Chinese restaurants and this is by far the WORST. We ordered hot and sour soup, lemon chicken, Mongolian beef, and apparently rice as well. Once we were finished our order the waiter asked if we wanted rice, I said yes and he asked what kind and I replied that I wanted fried and he rudely asked okay, what kind!!? Without me knowing that there were even different kinds of rice since he snatched our menus before I had the chance to even see. We got our bill and saw that he charged us $8 for rice! Never in my life have I ever ordered a plate at a Chinese restaurant that didnt come with at least rice, veggies, and most of the time a side of soup. If I had known that he was charging us for a side of rice I wouldnt have ordered it. Thats not even the worst part. We first had our hot and sour soup that I couldnt even finish after one taste because it was so oily and not even hot at all, it was just disgustingly sour (and I order hot and sour soup a lot). Fried rice came out next and the chicken was ghost white and completely unseasoned, rice had no seasoning as well. Next came the Mongolian beef and it was the only food that had any flavor but was the same quality of a panda express Mongolian beef, and the panda express one is actually spicy. Last came my lemon chicken. I have never eaten worse chicken in my life. The chicken was again unseasoned, the lemon sauce had no flavor, and on top of that, the batter was RAW. As I took a bite, all the fried batter pieces began to fall off and the inside was raw and gooey batter. On TOP of that, the chicken was hard and burned on the edges even though the rest was raw?? I paid $40, and I absolutely hate giving bad reviews, but this was so horribly unacceptable. Waiter was annoyed whenever we said thank you and would speak so fast and mumble and when we asked to repeat what he said, he would get angry. At the end we asked for go-to boxes (maybe my boyfriends parents would eat it) and he took our food to the back and completely smushed my lemon chicken until all the fried batter was off and it was goo. I dont even know HOW you can make Chinese food this bad. You actually have to try to be horrible at this point.

Definitely not the same quality as the previous owners. Food was bland and greasy. The previous owners have moved their restaurant to Stockton and Lodi (Mandarin Villa Express). Definitely worth the drive if you want the same quality food Mandarin Villa had in the past.

Has food delivered, food soaked in oil- looks and tastes gross. Not REAL CHINESE FOOD - When food was delivered sauces were spilled in bag, which leaked into the other items in bag. Delivery guy hand me the food and ran. Their prices arent cheap either. I thought prices were too expensive for Tracy.Dont eat here! Dont ask for delivery.

The food is amazing! I have not had one dish that I have not liked. Walnut prawns are so delicious! It may be a bit more expensive than other restaurants, but, you get what you pay for. The best Chinese food ever! Well worth every penny!

MY ORDER WAS MODIFIED TO A TRAY BUT THE AMOUNT LOOK SMALLER THAN THE REGULAR ORDER...WE HAVE BEEN GOING HERE FOR 20 YEAR NEVER HAVE WE FELT CHEATED UNTIL TODAY DURING MOTHER DAYS. Their prices arent cheap either, and the owner cindy is just incredibly money-hungry and dollar-focused only it is blaring obvious - since the restaurant wasnt that full. This is NOT close to be real, healthy, authentic Chinese food, theres nothing quality about their ingredients - everything looks and tastes like straight out of a aluminum can - and likely IS. this crap hole serves disgusting colored plastic foods like youd find at a gas station.

Ordered online and the food was good for delivery Chinese food but we ordered the entrees and nowhere did it say that it didnt come with rice so I guess you only get what you specifically order. Seems odd usually meals come with white rice to accompany it.

Ordered multiple plates of food for Delivery at 5:39pm, confirmation email said it would be delivered by 6:29pm. Waited until 7:15pm. For my food to get here. Called the restaurant two times, the host told me it was on it’s way at 6:30pm. Called back at 6:53pm and the same host told me they hadn’t made the food yet. I asked him why hadn’t the food be made when he had just told me it was on it’s way. Mind you I live 0.6 miles away from the restaurant. Got delivery since I am about to have a baby, and this is the worst experience I’ve had with a restaurant in Tracy so far. Ridiculous

We had the first experience of staying in the villa, the environment inside the villa and the yard was very beautiful and beautiful and the design of the interior of the house conveyed a really good feeling. Unfortunately, the hosts behavior did not make us feel good at all and the hosts did not want to communicate with us. And as if you are the host of a place where you dont like to be there. As someone who had this experience, considering the high price I paid, I do not recommend it at all, because there are certain standards for host behavior in HomeStay, which are not there in Mandarin.
